Wastewater Disposal for Property Managers Who Need the Paperwork to Match
Wastewater Disposal for Property Managers, Documented Load by Load
American Bioclean provides wastewater disposal for property managers across East Central Florida: a DEP-permitted destination for the septic, grease trap and residual loads your contractors pump from the properties you run, with a documented ticket for every load.
A portfolio rarely sits neatly on sewer. There is the older retail center still on septic, the restaurant tenant with a grease trap, the office park with a lift station. Each one generates a load that has to go somewhere permitted — and each one lands on your desk if it goes wrong.
Quick Facts
- Accepts: Domestic septage, residual wastewater and grease trap waste
- Your contractors: Dump on RFID tags, one per truck
- Documentation: An itemized ticket per load, emailed at 7:30 PM
- Billing: Per load, by credit card or ACH
- Record: Zero violations since 2000
- Something new?: Call before the first load so we can confirm it qualifies
Do You Know Where Your Contractor Dumps?
Most property managers do not, and there is no reason they would — the pumper arrives, the truck leaves and an invoice follows. But responsibility for waste follows the waste. If the facility at the end of the chain has a problem, the property that generated the load can be asked about it too.
The simplest fix is to choose the destination deliberately. Ask your pumper to bring your loads here and you know exactly where they went: a permitted site with no violations since 2000, where everything is treated on our own property rather than passed along.
One Account Across the Portfolio
Organizations can hold an account with us and have tags issued for their contractors’ trucks, one per vehicle. Every load then produces an itemized ticket — date, time, truck, weight in and out, gallons and price — emailed to your address at 7:30 PM the same evening.
For a manager reconciling disposal costs across a dozen properties, that is a report you can run instead of a stack of invoices to chase. The gallons on the ticket are measured at the scale, which makes month-end reconciliation simple.
When a Property Has a Bad Week
A backed-up system, a failed lift station, a tenant who ignored the grease trap for a year — the volume nobody scheduled. Our 100,000 gallons of holding capacity means an unplanned load usually still gets taken, and haulers with a tag can bring it in 24/7.
Help with the Compliance Side
If you are unsure which permits apply to a property, what a manifest needs to show, or how to prepare for an inspection, that is what our environmental compliance consulting is for. We deal with it every day, and we will tell you when a question needs an attorney instead.
We already work with property groups in Seminole and Orange counties, and accept loads from every county we serve.

Common Questions
At a permitted facility with a clean record, chosen deliberately rather than left to chance. American Bioclean is DEP-permitted, licensed by the Volusia County Health Department and has had no violations since 2000.
In most cases, yes. Tags are issued per truck, so a contractor’s vehicle can carry a tag on your account and the ticket for each load comes to you. Call and we will explain how to set it up.
An itemized ticket for every load dumped on a tag, emailed at 7:30 PM the same evening, showing the date, time, truck ID, weight in and out, gallons and price.
We are the permitted destination; the pumping on site is done by your licensed contractor. For grease traps and used cooking oil, our sister company North East Treatment provides on-site service.
Usually. We hold 100,000 gallons of permitted storage, and haulers with a tag can dump 24/7. After-hours loads are billed as a full load.
